Tracing a conservatory leak
Water often travels along glazing bars, panels or internal channels before dripping into the room, so the drip is rarely directly below the defect. Sealing the area above the drip may not solve anything. Noting when the drip appears and in which weather helps narrow down the cause.
We look at panels, seals, glazing bars and cappings, the flashing where the conservatory meets the house, and the drainage channels and guttering. Our advice article on conservatory leaks lists the common causes to look for. Movement within the roof structure can also open up joints over time.

The house wall junction
The joint between the conservatory roof and the main building is particularly vulnerable. If the flashing is loose or worn, water can run behind it, showing as damp near the house wall or water running down internal brickwork, often worse in driving rain. Debris from nearby gutters or roofs can block conservatory drainage channels and cause overflow.
On coastal properties facing the prevailing weather, this junction and the cappings take a lot of wind. Where the conservatory sits under a pitched roof or below a gutter, problems above can also send water onto it. Repairing the junction correctly protects both the conservatory and the adjoining room.

Find your town
We have conservatory roof repair pages for Brighton, Eastbourne, Hastings, Bexhill, Seaford and Peacehaven. Each looks at the conservatory questions that arise most often in the context of that town's housing and exposure. Bungalows in Bexhill and Peacehaven, terraces in Brighton and flint buildings in Seaford each join their conservatories differently.
Wherever you are, please do not climb onto the conservatory roof: many conservatory roof materials are not designed to support a person's weight. Note when the leak appears and in what weather, and share that when you get in touch. If you are unsure which town page applies, the East Sussex area guide lists all six towns.
